Real Estate of One
[ 00 — Real Estate of One ]

You sell the homes. We keep everything else moving.

For agents and teams with steady deal flow: deadlines, follow-ups and listing drafts built with you. You approve what goes out; clients stay yours.

[ Chapter 01 ]

Six deals in contract. One deadline almost missed.

You were answering a new lead from the car while the inspection window closed on another file.

[ Chapter 02 ]

Every slip lands on your reputation.

Clients hire a person. When a date slips or a lead waits a day, it is your name they remember.

[ Chapter 03 ]

Inquiry to closing, one continuous thread.

Leads, showings, offers, inspections and closing dates, tracked from the executed contract to the final walkthrough.

[ Chapter 04 ]

Every deal, one file.

Every date, every party and every document, in the tools you already use.

[ Chapter 05 ]

You are still the one they call.

Picture a busy week where every party gets the right reminder on time, and your time goes to clients.

[ Chapter 06 ]

The business keeps working while you show homes.

Drafts, reminders and follow-ups are prepared while you drive. You approve what goes out under your name and license.

[ 07 — How we work ]

Sharpen the craft. Wire the stack.

Teach

Your own practice: listing drafts you can trust, follow-up that still sounds like you, and the checks that run before anything is published.

Build

The systems behind the business: lead routing, deadline tracking and client updates, wired into the CRM and tools you already pay for.

[ 08 — Worked example ]

See a contract become a transaction timeline.

A fictional executed contract: every date, each party’s reminder and the step where the agent checks it.

Illustrative example · fictional data · not a client result

A transaction timeline from one executed contract

Before
Dates live in the contract PDF, a paper calendar and the agent’s memory. Reminders go out when the agent remembers to send them.
After
The contract’s dates become a timeline in the agent’s calendar and CRM, with a drafted reminder for each party. The agent approves each one, and anything that needs judgment stays with a person.
  1. Read the contract
  2. The agent checks the dates
  3. Draft the reminders
  4. Approve and send

[ Chapter 09 ]

Every buyer reads the same listing.

Describe the home, never the buyer. AI drafts get your fair-housing check, and your broker keeps the final word.

[ Chapter 10 ]

Markets turn. Tools change. Your sphere stays.

Build so any tool can be swapped without losing a single client record.

[ 11 — Ways to begin ]

Two keys. One front door.

Build-with-you coaches · shared 24/7 on call

Put recurring work on a reliable path, with a person checking the decisions that matter. We build on your own tools and teach you how to run it.

  • Each month, pick up to 5 business processes for us to work on. Work starts in week one. Anything not finished carries into next month’s 5.
  • A business process is one repeatable job, start to finish. Like: an executed contract becomes a transaction timeline.
  • Each one becomes a working automation in your own tools, tested on your real work and taught to the people who run it.
  • Build Plus and Build Program handle more than 5 at once. New software products and replacing a core system are quoted separately.
  • You own everything we build.

[ Questions ]

Which agents is Build sized for?
Teams and brokerages with steady deal flow, since Build has a three-month minimum of $45,000. A Consult block can set up routines on a solo agent’s own files; if you close a few deals a year, your brokerage’s tools may be enough.
Can an agent reply to new leads instantly in my voice?
That process talks to customers live, which Build Plus lists, with a handoff to you. Drafts you approve before sending match the base Build description.
Will my brokerage allow this?
Check its rules on approved software first. We build around the tools you are allowed to use and follow your broker’s requirements.
What is Real Estate of One?
Real Estate of One (realestateofone.com), from Utlyze, works with solo agents, small teams and independent brokers. We build AI systems for listings, lead follow-up, transaction coordination and marketing alongside you, and show you how to run them.
Who is it for?
Agents and brokers who run their business alone or nearly alone, with real closings behind them, and who want AI to carry the admin, marketing and follow-up while they keep the client relationships.
Which work should an agent hand to AI first?
Start with work you repeat every week and can check in a minute: first drafts of listing descriptions and social posts, follow-up messages to past clients, showing feedback summaries, and deadline reminders from an executed contract. Keep pricing conversations, negotiation and anything that changes terms with you.
What do fair-housing rules mean for AI-written listings and ads?
Treat an AI draft as your own ad, because it goes out under your name and license. A practical habit: describe the property, never the kind of person it suits, and check each draft against your brokerage’s fair-housing guidance and your MLS rules before it goes live. Education only, not legal advice; your broker and counsel decide.
How do I keep client data safe when I use AI tools?
Know what each tool does with what you paste in: whether it trains on it, how long it keeps it, and who can see it. Keep IDs, bank details and access codes out of general chat tools, and prefer tools your brokerage has approved. Education only, not security or legal advice.
Can AI act as my transaction coordinator?
It can carry much of the routine: building the timeline from an executed contract, reminding each party of what is due, and keeping the file checklist current. A person should confirm every date against the contract, and any change to terms stays with you, your broker and the parties’ advisers.
How do Consult and Build work for a solo agent?
Consult: $400 an hour in blocks of five hours, which makes $2,000 the minimum. Build: $15,000 a month. Each month, pick up to 5 business processes for our build-with-you coaches to work on. They build your AI systems with you and teach your team to run them. If you ever leave, the systems stay with you. Agents work only on your systems, and a shared rotation answers calls 24/7 with response times in writing. Either one starts with the enquiry form at /start/. Build has a three-month minimum: $45,000 at the base level. Higher tiers and separately quoted work cost more.
Will this replace my CRM or my brokerage’s tools?
Usually not. We build around the CRM, MLS, e-sign and showing tools you already use, and follow your brokerage’s rules on approved software. New tools come in only when they clearly save time.
How is this different from Business of One?
Business of One covers owning and running any AI-first business. Real Estate of One is about an agent’s own practice: listings, lead follow-up, transaction coordination, marketing and client service. Utlyze runs both, and Consult and Build are the same engagements on each.
Is this legal, tax, lending or licensing advice?
No. Anything here about fair housing, licensing, brokerage rules, contracts, tax or lending is education only, never a substitute for your broker, your attorney, your tax adviser or a licensed loan officer.
What happens after I enquire, and what is the minimum commitment?
Send a short description of your work, then choose a time to talk or wait for our reply. The enquiry does not buy a service. We agree scope and price before paid work. Consult: 5-hour block · $2,000 minimum. Build: Three-month minimum · $45,000 minimum commitment. Build Plus is $25,000 a month ($75,000 minimum); Build Program is $50,000 a month ($150,000 minimum). New software products and core-system replacement are quoted separately.
